Task 1 - Kickoff:
• Conduct a kickoff meeting with Upstream Aquatics to finalize the goals of the feasibility study and set forth the requirements and schedule
• Review available documents and information required for development of an operational plan
Task 2 - Market Analysis:
• Conduct market assessment, including identification of market constraints and opportunities, service area identification, demographic characteristics/community profile, competitive market analysis, comparison with national and local participation statistics, market segment determination and analysis, and overview of current aquatic trends
Task 3 - Public Engagement:
• Conduct a public forum, focus groups, and/or individual stakeholder interviews to engage citizens, gauge interest, and identify programmatic needs, including meetings with city/town staff in the area, school district staff, elected officials, swim teams, and local senior groups
• Work with the Upstream Aquatics to conduct an online survey to further identify programmatic needs
Task 4 – Preliminary Site Assessment and Planning:
• Develop a finalized program for the facility, including approximate physical dimensions and characteristics
• Review up to 3 locations for suitability for an aquatic center, identifying opportunities and constraints of each
• In collaboration with Upstream Aquatics, identify one site for further investigation and site planning
• Provide a preliminary layout on the selected site of the building and primary site components, along with hand sketches or basic renderings as deemed appropriate by the Architect to describe the proposed design
• Provide precedent images demonstrating completed similar facilities
• Provide a rough order of magnitude opinion of probable cost for the proposed design
• Incorporate one round of Upstream Aquatics comments and provide a final marketing package for use in discussion with potential project funders and stakeholders
Task 5: Operational Analysis:
• Develop an operations analysis for the proposed facility, to include anticipated fee structure, operational cost impacts, revenue impacts, anticipated cost recovery, recommended marketing strategies, and any programming or service recommendations
Task 6 - Final Report:
• Develop a draft feasibility report for review by Upstream Aquatics
• Incorporate Upstream Aquatics comments into a Final Feasibility Report
SUPPLEMENTAL SERVICES:
The following professional services may be required during the course of the project, and are available as a Supplemental Service upon written request by Upstream Aquatics.
Supplemental Service #1 - Conceptual Design:
Based on the selected preliminary layout, the Architect shall develop conceptual drawings and basic renderings of the building, including interior spaces. Anticipated deliverables include:
• Site plans
• Floor plans
• Exterior views
• Interior views
Supplemental Service #2 - Photorealistic Renderings:
After the completion of Supplemental Service #1 – Conceptual Design, the Architect shall work with an outside professional rendering agency to produce photorealistic renderings of the proposed design. Views may include exterior aerial and street-level views, interior views, rendered floor plans, and other views, as requested by Upstream Aquatics.
